An example of Rosas' success can be found in his ability to maintain the firm's bonding capacity while buying the company from its former owner. This meant managing cash flow, ensuring adequate working capital and keeping the bonding company informed of key decisions taking place within the firm. Maintaining Oak's bonding capacity ensured that the firm was able to continue taking on “at-risk” construction management projects and serving its existing clients. Several public school districts have moved from “agency” to “at-risk” contracts, which meant bonding capacity at Oak was more crucial than in year's past. Rosas ensured the success of the firm by actively working with the bonding agent on creative solutions.

Describe one of your most memorable renovation projects. What valuable business lesson did you learn from the experience?

“My most memorable project will be completed later this year. As a graduate of Bel Air High School, I was very pleased when Harford County Public Schools awarded the replacement school project to my company. The new school will open in August 2009, and we will begin tearing down the old school at about that time. I have learned from this and many other projects that every little detail is important in construction, as well as administration and finance. Everything we do is interconnected – from the Oak employees, the contractors and sub-contractors that work with us, our business partners and the communities we operate in.”
